Frequently asked questions
Who do you work for?
Roofing contractors, restoration and mitigation companies, and licensed public adjusters.
Are you a public adjuster?
No. Log Cabin provides estimating and documentation services. We don't represent homeowners.
Do you work for homeowners?
No. Homeowners who need help with a claim should speak with a licensed public adjuster.
What do I get back?
An Xactimate estimate with line notes, plus a list of anything that needs more documentation. Ask about file formats when you send the file.
Can you use our Encircle sketch?
Yes. Give us access to your Encircle and we import the sketch directly into our system. Interior, mitigation and reconstruction files need a sketch, either as an ESX or through Encircle access.
Do you draw sketches?
No. Interior, mitigation and reconstruction files need a sketch provided in ESX format or through access to your Encircle so we can import it. We don't hand-draw sketches because that time goes to estimating. For roof files, the minimum is a roof measurement report (PDF); an ESX roof sketch is preferred, and a Roofr roof report's downloadable ESX file works.
How should photos be organized?
Label and organize every photo by room. For roofs, organize by elevation (front, rear, left, right) plus each slope. Files without labeled photos aren't complete.
Will you keep me updated on my file?
Yes. We keep you updated throughout. You'll hear from us during the estimating process so you know when your file will be done, and as soon as there's any movement or communication from the adjuster on your file.
How much does it cost?
Estimate Only is $225 per file. Estimate + Scope Approval is $125 per file plus 2% commission: we write the estimate and work with the carrier to get the written scope of work approved for our contractor or PA client.
How long does it take?
Guaranteed within 72 hours; most files are back in 48 hours. The clock starts once we have a complete file. For interior, mitigation and reconstruction files, that's a sketch (ESX or Encircle access) and photos labeled by room. For roofs, it's a roof measurement report (PDF) and photos labeled by elevation and slope.
Do you use AI to write estimates?
Estimates are written and reviewed by our human estimators, who check every line against the photos.
